Listing & Paid Services Terms
The rules for listing a property on roomXplore and for paid roomXplore plans.
Last updated · 20 October 2026
Draft pending legal review. This document describes how roomXplore currently works, but it has not been reviewed by a lawyer. Have counsel approve it before you rely on it or launch publicly.
Who these terms are for
These terms apply to property owners and managers who list a property on roomXplore, and to anyone who buys a paid roomXplore plan. They are in addition to the roomXplore Terms of Service and Privacy Policy. roomXplore is operated by BuildsInfinity Technologies, a sole proprietorship (Udyam Registration No. UDYAM-UP-28-0210008).
You accept them when you submit your first listing for review. If we change them materially, we will ask you to accept the new version before your next submission.
Your right to list
- You own the property, or you are authorised in writing by the owner to let and advertise it.
- The property is lawfully allowed to be used as paying-guest, hostel or co-living accommodation, and you hold any registration or licence your local authority requires.
- You will tell us promptly if that changes, and remove or pause the listing.
Your legal duties as an owner
- Complete the tenant and guest police verification your state and local police ask for, and keep the records the law asks of you, including Form C for foreign nationals where it applies.
- Put the tenancy in writing, and register it or pay stamp duty where your state requires it.
- Hold any trade, health, fire-safety or other licence your local authority requires for a PG or hostel.
- Declare and pay any tax on your rental income, including GST where it applies to you. roomXplore does not collect rent and is not responsible for your taxes.
Accuracy of what you publish
Rent, deposit, availability, amenities, photos, house rules and contact details must be true and current. Rent and availability shown on roomXplore come from your records in TrackMyPG or from what you enter here, so keep them up to date.
Photos must be of the actual property and must be yours or used with permission. Do not publish anything misleading, discriminatory on grounds prohibited by law, obscene or unlawful.
Review, moderation and removal
Every listing is reviewed before seekers can see it. We may ask for changes, decline a listing, or pause or remove a live one if it breaks these terms, if we receive verified complaints, or if the law requires it. Where practical we will tell you why, and you can ask us to review the decision through the Grievance Officer below.
roomXplore is an intermediary under the Information Technology Act, 2000. We act on court orders and lawful government directions, and on complaints about unlawful content, within the timelines of the IT (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021.
Removal of a listing for a breach of these terms does not by itself entitle you to a refund of a plan payment.
Licence to display your content
You keep ownership of your photos and descriptions. You give us a non-exclusive, royalty-free licence to host, display, format and promote them on roomXplore and in roomXplore marketing while the listing is live, and for a reasonable period afterwards to clear caches and backups.
Enquiries and seekers' data
When a seeker enquires, we share their details with you so you can respond. Use them only to deal with that enquiry, keep them secure, and do not sell or share them. You are responsible for your own dealings with seekers, including any agreement, deposit or refund between you.
Paid plans
- Listing on the Free plan costs nothing. Paid plans (Starter, Growth, Premium) add visibility and features, as described on the pricing page when you buy.
- Prices are shown before you pay and are charged in advance for the billing period you choose, through Razorpay. The amount on the checkout screen is the amount collected.
- Unless you cancel, a plan stays active until the end of its paid period. Moving to a lower plan or to Free takes effect from the end of the current period.
- Plan placement improves visibility in the default “Recommended” order and is labelled for seekers; it does not apply to sorts seekers choose themselves, and it does not guarantee a number of enquiries, bookings or occupancy.
Refunds
Refund requests for plan payments are handled as set out in our Refund Policy. Write to us with your registered email and the payment reference. An approved refund is paid to the original payment method.
If a plan payment fails but money leaves your account, it is reversed automatically within the timelines set by the Reserve Bank of India. If you were charged twice, the duplicate is refunded in full.
Questions about a payment can be sent to info@buildsinfinity.com.
Responsibility
You are responsible for your property, your listing and your dealings with seekers and tenants. You agree to make good any loss we suffer because of a listing that is false or unlawful, or because you broke these terms.
To the extent the law allows, our total liability to you in connection with roomXplore is limited to the plan fees you paid in the twelve months before the claim. This limit does not apply to loss caused by our fraud, wilful misconduct or gross negligence, and nothing in these terms limits rights you have under the Consumer Protection Act, 2019 that cannot be excluded.
